Securing planning consent on a contentious city centre site with a history of unsuccessful applications

The challenge

Our client was seeking planning permission for new residential homes on a contentious plot of land within the city’s conservation area. The site had been the subject of several unsuccessful planning applications over the years. Charter House Planning was brought in to devise a scheme that maximised the site value and met with council approval.

Our solution

Following a detailed site appraisal, we recommended that a smaller development of higher quality houses would achieve a balance between our client’s objectives and the local planning regulations.

Working with the architect, we devised a scheme that complemented the local area, including a contemporary pitched roof design that blended in with the skyline and addressed concerns from local Planning Officers. We also worked with acoustic engineers and the architect to incorporate acoustic glazing and landscape screening to mitigate concerns about noise around the properties.

Project success

As a direct result, the council granted full planning consent for these stunning contemporary town houses. Building work is due to start on this luxury development in late 2017.
