Charter House Planning achieved Planning consent to demolish the existing tired home on this site and erect 3 bespoke contemporary homes in its place. The large 4 bedroom homes are designed with large expanses of glazing on the front elevation and infinity gardens extending from them to take advantage of the fantastic panoramic views over Mount’s Bay and St Michael’s Mount. All three homes include large underground garaging.

The landowner approached CHP following previous unsuccessful attempts to gain encouraging pre-application advice from Cornwall Council due to the site not being within the defined Settlement Boundary, concerns over highway safety due to limited visibility at the junction with the highway, and perceived overdevelopment of the site. CHP quickly pulled together a multi-disciplinary team to address the concerns through detailed assessments of the density of surrounding developments, distances to local services and facilities and negotiation with adjacent landowners to increase visibility at the junction with the highway.

Following the submission of our detailed evidence the Council reversed its position on all 3 points in a very positive pre-application letter, instantly uplifting the value of the site. Full Planning Permission was later granted within the standard 8 week period.
