Resolving a complex discharge of conditions and significant flood risks and drainage issues

The challenge

Our client purchased a plot of land with planning permission for 10 houses – with 14 related planning conditions.

As a former coach depot, the site posed potential contamination issues and it was also situated in a Site of Special Scientific Interest and flood zone – with major limitations on drainage. Charter House Planning was instructed to discharge the complex planning conditions and find effective solutions.

Our solution

Following detailed assessments with contamination experts, we successfully demonstrated that the site was safe for residential development.

Having consulted with a local landowner, a drilling contractor and the Environment Agency, we put forward a cost-effective drainage solution that involved passing the waste water and sewerage under a river and then across a field to link up with mains drainage. We liaised with ecological and drainage experts to ensure that the required reports were delivered on time and to meet the council’s requirements.

Project success

As a direct result, the conditions were successfully discharged and the development was completed on schedule in July 2017.
